APPLICATION PROCESS AND REQUIRED ONE-TIME FEES

Millwright believes in clear communication with every prospective resident. Below is an honest outline of the leasing process, required fees, and what you can expect from application to move-in.

How It Works

  • Complete the online application — a one-time application fee starts the screening process

  • Your selected unit is reserved for the earlier of 3 days or until a screening decision is made

  • Upon approval, an administrative fee and security deposit are due at lease signing

  • Security deposit managed through Rentable — ask our leasing team about payment options

HOSPITALITY SERVICES FEE

WHAT'S INCLUDED — $125 PER MONTH.

Millwright charges one required monthly fee beyond base rent: the Hospitality Services Fee of $125/month. This is not a junk fee — it covers a bundle of services that would cost significantly more if purchased separately:

  • Fiber Internet — 1GB upload and download to every home (National WiFi)

  • Smart Home Technology — keyless entry and Wi-Fi thermostat in every unit (SmartRent)

  • Premium Coffee Bar — locally sourced beans, served in the clubhouse, included

  • Valet Trash — 7 days per week, door-to-door

  • Pest Control — included

  • Bike Share Program — free resident use after sign-up

  • Luxer Package Room — 24/7 secure package access

THE TOWNS AT Millwright — GARAGE FAQ

Is the garage included in townhome rent?

Yes. Every townhome at Millwright includes an attached private garage — no monthly add-on fee, no separate lease addendum. The garage is part of the home.

Is the garage direct-access from inside the home?

Yes. Every Town has an interior door connecting the garage directly to the first-floor living space. You never have to go outside between your car and your kitchen.

What are the townhome-specific finishes?

The Towns feature a distinct finish package not found in the apartment buildings: black stainless steel appliances, matte black fixtures and hardware throughout, and a black farmhouse sink. Quartz countertops in the kitchen, granite in the bathrooms — same as the apartments. Side-by-side washer and dryer on the second floor.

HOMES FOR HEROES – “LL” FLOORPLANS ON UNIT LISTING

Millwright proudly offers the Homes for Heroes Rental Housing Program, designed to support workforce housing initiatives in alignment with FL’s Live Local Act at newly constructed luxury residential apartment communities. Our ownership group is committed to providing housing near job centers and neighborhood amenities, ensuring accessibility for Titusville’s workforce. This program is open to everyone; beyond essential workers or first responders within the community and does not require any additional application. The only requirement to qualify is that the applicant must have an annual income below the State-mandated threshold, which is currently a maximum of $86,160 per year for a single-occupant household. This program provides discounted rates on select one-bedroom rental homes with the same luxurious, newly constructed units and expansive community amenities offered throughout the property.

All applicants must go through our standard application process and meet the minimum criteria for approval. Millwright is an Equal Housing Opportunity provider and processes all applications fairly and consistently. Homes For Heroes Rental units (designated with the “LL” Floorplans) may opt out of the Hospitality Services Fee for a one-time charge (ask the leasing team for the exact details and specific services that will be turned off to the resident). 

SECURITY DEPOSIT - RENTABLE

Millwright has partnered with the Rentable [maybe add logo], to offer a convenient way to pay the required $500 security deposit.  After signing your lease, you will receive an email from Rentable to set up your account and payment methods.   Rentable offers alternative payment options from a one-time payment to flexible payments over the lease term.   At the end of your occupancy, Rentable will provide the approved refund of your deposit directly into the payment method of your choice.

SITUATIONAL FEES

Optional & Conditional Fees

  • Pet Fee: $25/pet/month + one-time registration fee of $350 per pet

  • Garage Parking: Included in townhome rent — not available separately for apartment residents

  • Surface Lot: Available at no charge for apartment residents

  • Month-to-Month Holdover Fee: $400/month

  • Transfer Fee: $500 one-time upon move-out of initial unit

  • Late Fee: $150 per occurrence (charged on the 4th of the month)

  • NSF Fee: $50 per occurrence
